Groundworks have commenced on an exciting new residential development of 154 high quality new build homes on Knowsley Lane in Huyton.
Part of a wider scheme that will eventually include business units, a convenience store, a Marston’s Inn, Euro Garages fuel station complete with Greggs, Subway and Starbucks, public open space and playing pitches, the homes are being built by leading residential developer and five star homebuilder, Bellway.
In collaboration with commercial property developer, Ion and the Knowsley estate, the residential part of the development extends to 13.07 acres. Known as Earlsfield Park, it will comprise an attractive mix of three and four bedroom detached and semi-detached homes, all with private gardens and two allocated car parking spaces.
A number of different house types will be available, all of which feature well planned layouts that make maximum use of light and space, and have been designed with modern living in mind. As with all new homes from Bellway, properties also benefit from a quality specification that includes a fabulous open-plan fitted kitchen, contemporary family bathroom and en suite bathroom to the master bedroom.
The development builds on Bellway’s existing presence in Huyton where the housebuilder is already on site with another development of 62 homes called Willow Grange on Whiston Lane and a further development of 87 homes called Nutwood on Rupert Road in Roby.
Managing director at Bellway North West, David Williams, commented: “We’re delighted to be developing further in Huyton and bringing more high quality new homes to the borough of Knowsley. The overall plans for the development are superb. Once complete the new homes and the commercial aspects of the scheme will result in a vibrant new community set around easily accessible everyday amenities yet less than eight miles from Liverpool city centre and 30 miles from Manchester. We anticipate the development being highly desirable in the local area and are already noting interest from potential purchasers.”
Development director at Ion Development, Rob Mason, said: “Earlsfield Park offers a brilliant location to live, with excellent accessibility to Liverpool and the M57 in a parkland setting. The residential element of the development will also benefit from on-site retail and leisure facilities such as a family-orientated pub and hotel, a modern service station facility with retail and food outlets and a repurposed recreation facility.”
Knowsley’s Cabinet Member for Regeneration and Economic Development, Cllr Tony Brennan, commented: “Once complete, Earlsfield Park will become an attractive location for both businesses and families who are looking for high-quality accommodation in appealing surroundings and location. We are confident that these new homes will be as popular as other Bellway developments and that they will appeal to the borough’s current residents as well families looking to move to Knowsley.”
As part of the planning application, Bellway is making a number of Section 106 contributions that include £1.6 million towards the wider commercial infrastructure works and £750,000 towards the planned improvements to the scheme’s public open space and playing pitches. Earlier this year, Knowsley Council approved the Earlsfield Park Open Space masterplan which focuses on improving the quality of facilities at the playing fields and adjacent Lord Derby Memorial Playing Field Oak Plantation community woodland.
Construction at Earlsfield Park is expected to take around three years. The first homes will be released for sale very soon, with show homes to follow later this year. For further information or to register your interest, please contact Bellway Homes on 0151 486 2900 or visit www.bellway.co.uk.
